Richards will be shaped by four distinct precincts – each offering its own character, diverse neighbourhoods, and a strong sense of community. Every precinct is easy to get to by train, bus, road, bike or foot, with a clear focus on open space, sustainability, local identity, and everyday liveability.
The masterplan brings together historic charm, smart industry, wellness hubs, and nature-based recreation—designed to grow and evolve with the needs of the community and local business.
Richards North – Health & Wellness: Set on Richards’ highest ground and surrounded by green space, this precinct is ideal for a hospital, aged care facility, wellness centres, and more. With Vineyard Station nearby, and direct access to major utilities like Sydney Water and TransGrid, it’s also well suited to data centres and advanced manufacturing, with direct access to major utilities.
Richards Recreation – Nature-based:
Nestled beside Eastern Creek, this is the place for golf, camping, fishing, and large-scale events. With expansive open space, natural terrain, and bushland, it’s set to become a true regional destination for outdoor fun, sport, and community festivals.
Richards Central – Industries & high tech hub:
At the heart of the suburb, Richards Central runs between two green corridors and is anchored by the main Spine Road. It will be built for modern industry and manufacturing, with great potential for high-tech agri-food businesses and well-connected housing options that bring people closer to where they work.
Richards South – Education & Community events:
Richards South is all about community connection and culture. Next to Riverstone Station and instrumental to the town centre, it’ll feature an educational campus, local events, retail, cafés and diverse cottage-style homes – bringing new life to its industrial heritage.
